Start with the teaching campus

A university name does not identify the housing area. Confirm the exact teaching campus, course intake and the date you expect to enrol. London, Manchester, Birmingham and other UK cities can have several campuses or partner sites, and a room that looks nearby on a city map may not suit the timetable. Save the official campus address and define a realistic move-in window before asking for options.

Write the brief before opening enquiries

Give every provider the same facts: campus, move-in date, stay length, budget, solo or shared preference, room type and UK guarantor position. Say what is essential and what can flex. If you do not have a UK guarantor, state that early; requirements and alternatives vary by provider, and hiding the issue creates a mismatch late in the booking process. Update the brief when your visa or course dates change.

Compare the whole tenancy cost

Record rent, number of charged weeks, deposit, advance rent, bills, internet, insurance, guarantor-service fees, administration charges and transport. State whether the price is weekly or total and use one exchange-rate date when comparing from India. A low weekly price can hide a longer contract or excluded bills. Keep confirmed figures separate from estimates and ask for the payment schedule in writing.

Check the guarantor route

Some UK providers require a UK-based guarantor, while others may accept a guarantor service, larger advance payment or a different product. Ask who is eligible, what evidence is required, what the fee covers and whether the provider accepts that route for your exact room and contract. Do not assume a generic guarantor article applies to the property you are considering. Save the provider's written answer beside the offer.

Read the contract and delay clauses

Find the clauses for cancellation, visa refusal or delay, course deferral, replacement tenants, early departure, deposit deductions, rent liability and disputes. Confirm whether the contract is fixed-term and when liability begins. A booking message cannot replace the written agreement. If a sales promise conflicts with the contract, pause and request a corrected written offer before paying a deposit or advance rent.

Plan key collection before flying

Confirm the exact address, key-collection hours, identification required, late-arrival contact, luggage access and what happens if your flight is delayed. Keep a route from the airport or station and a safe temporary fallback. Ask what is included in the room on arrival and how defects are reported.
